Columbia South Carolina- Yard Care Tips for Winter Staging of Property

In many parts of the country winter is a season  rental property owners sometimes tend to think that not much can be done to improve the appearance of the outside of their property. In the South, however, this is not the case. With the more moderate winters that we usually have there is still work that can be done to improve the appearance of our property. By taking just a few simple steps you can stage your property in the winter so that prospective renters who are in the market for a rental home in the winter can see the home in a very presentable way. This can make renting out your property, in what can   typically be a slow time of year, much more successful.

Cleaning up the yard- Before doing anything else walk through your yard and clean up trash that might have accumulated. Look for damage to fences that may have occurred due to wind storms. Rake up leaves that have fallen during the autumn. Leaves left on the ground through the winter often smother the grass and slow spring and summer growth. Often grass can develop diseases such as fungus when it is under a layer of leaves.  Getting leaves and old grass clippings up of the ground will make huge difference in how a potential tenant views your property. At least an occasional mowing may also be necessary as lawns do not always go dormant in the South. Much depends on the type of lawn seeds used in the initial landscaping of the yard. The mower blade should be set a bit lower however, to adjust for slower growth. Nothing improves the appearance of a property faster than mowing and/or trimming as it removes that “shaggy” look that houses tend to take on in the winter.

Remember to fertilize your lawn in the fall and if the lawn greens up another fertilizing in the winter may help to keep it looking green and healthy for those times when potential tenants are looking at the property. 

Winter is also a good time to look for weeds and spray them. Apply spot applications of post-emergent herbicides or hand pull the weeds yourself.

Warm season grasses often go dormant when the temperatures drop below 60   degrees. Bermuda Grass goes dormant and turns brown in the winter months, so you can over-seed it with annual ryegrass. The ryegrass grows and stays green during the cooler months, then dies out once it gets hot — just as your Bermuda Grass starts turning green again. Over-seeding with a cool weather grass can help to keep the grass looking healthy and eliminate some or all of the brown grass.

Most nursery’s advise people to do their tree pruning in the fall or winter as the wood is not green and the tree is dormant. Cutting back wood you do not want is easier as it is very dry at this time .  Winter is also is also a good time to prune and shape trees  as there are no leaves to obscure your view of the tree. Not all trees loose their leaves in the winter. That is especially true in the south, that should not preclude an  owner from doing necessary pruning.
